Omaha is the County seat of Douglas County and the largest city in Nebraska. Omaha is located on the Missouri River in the Midwestern US, approximately 20 miles north of the Platte River. The city is in the middle of the Omaha metropolitan area, which is located about 190 miles north of Kansas City, Missouri.
An open house isn’t very effective way to sell your home. The seller may not even be interested in showing the home. The only other options you have are letting a real estate agency sell it or sell it yourself, for sale by owner (FSBO), by placing an advertisement on the Omaha classifieds.
For both the seller uses an agent and owner selling the house by their self the question is if an open house isn’t likely to sell the house, should one be held. When you are a FSBO, your goal is to sell your house. However, the chances that an open house helps you sell your house are slim, buy you can still use an open house as part of a successful sales strategy.
These days, most purchasers research homes that are for sale use the Internet by listing your home on a FSBO website such as the Omaha classifieds. These websites will usually allow you to include a video tour and a complete set of photographs.
The prospective purchasers can then view your home any time they want, night or day.
There continues to be debate about whether the bathroom should be included in the photographs. Nobody will argue that a bathroom is a valuable asset in a home and a bathroom can make or break a sale. However, for a photograph, even an outstanding picture frequently doesn’t capture a bathroom at its best. A bathroom has many reflective surfaces. Mirrors, marble, porcelain, chrome, and tile can cause a bad photograph. In addition, a flash unit can sometimes distract from the overall impression you’re trying to make. If your bathroom isn’t really magnificent, you may not want to put photographs of the bathroom in your Omaha classifieds.
Your photographic open house doesn’t need to show all of your home’s smallest details. For the seller who is selling by FSBO on the Omaha classifieds, the purpose of the photographs is to help a prospective purchaser to determine if they want to see your home in person. Make sure that the lighting is sufficient to show the details of each room in the photographs. In addition, you should minimize the clutter in each room that you photograph.
